Sometimes they just don't pay the full amount of rent, now I have a late fee. After contacting customer service they essentially said "figure it out." 🙃 Do not rely on this app.

Terrible directions within the app
This app is like a loan that you have to constantly click back into. Not intuitive. You have to constantly lead yourself to the step or direction without knowing what's coming next and hope you've been following the previous steps. Also the app doesn't tell you you're getting a 15 dollar charge for the first payment. Unintuitive. And non-transparent. Find a different way. Still waiting for my refund from my first payment.

Bill change
When you go in and make your second payment, if you don't like the date you picked, you can always change it however, you can never change it permanently and that's what bothers me.

Can't talk to customer Service, if your rent is slightly late nd you have the late fee money to cover the extra money they will make it to where you can't pay that month you have to wait till next month.

Do not recommend
Here we are on the 9th of the month . They have my funds but have not paid my rent . You cannot speak to a live person , everything is email or AI responses . I was advised to take auto pay off and put it back on to resubmit payment . Once I did that it issued a “refund” this was on the 3rd they issued the refund and I STILL don't have it . They still tried to run my card through the 5th even when they already had the funds . I can't speak to anyone to get them to refund my money … I'm highly annoyed and at risk of messing up my lease . What was meant to be convenient has been a NIGHTMARE ! 0 stars .

Too many fees
First of all, I would like to say I appreciate the app and it's many features and the flexibility to pay on my schedule. Thank you. My biggest gripe is the fees of course. We already pay a monthly membership and you still take 1% of the bill payment. If this concept is to help us why are you taking so much from us?

Every month, the system isn't working, and I have to go in and self pay, not what I signed up for. Since 2 month I been trying to pay more as I had an increase, and even after getting an email response, it didn't work! Frustrating! The most annoying thing of all is there is no phone number, no live chat if you experience a problem it takes 24-48hours and then they don't read what is written and you get a stupid automated answer. The only good thing about it is that it helps build your credit.

Flex is not to be trusted. They canceled my account without my approval, which left me with debt to Flex as I owed the rent still on the property on top of the same payments to Flex since I was using their services. Which made my rent technically double for the month if I wanted to keep Flex. They are supposed to help keep you out of debt, and instead, they encourage it by forcing you to pay more. Why would they cancel my account without them asking me if that's what I wanted? It's a scam.

Each month, you pay part of your total rent up front and pay the rest later in the month, when it works best for you. We pay your rent in full to your property when it’s due.
